Austin Polished Concrete Floors

What We Do, and Which Service You Need

We polish concrete. That’s the whole business, and everything below is the same work applied to a different kind of floor. This page is here to point you at the right one.

If you already know what you need, the links below go straight there. If you’re not sure, send a photo of the floor and we’ll tell you which one applies.

The short version is that the building decides it. A house, a garage, a shop, or a floor you’ve already had polished and now want looked after.

Everything on this list is polishing. We don’t coat, overlay or stain, so there’s no version of this where we steer you toward something we happen to sell.

The main service page

Start here if you want to understand what polishing actually involves before deciding anything. It covers what the process is, what it isn’t, and when it’s the wrong answer for a slab.

It doubles as our page for the city itself, so if you’re inside Austin rather than out in the metro, that’s the one.

Residential floors

For houses. Living rooms, kitchens, hallways, covered patios, usually during a renovation once carpet or tile has come up, or in a new build before the other trades arrive.

The difference from commercial work is practical rather than technical. A house has to stay lived in while we’re in it, so the job gets sectioned differently and the timeline reads differently.

Commercial and industrial floors

For businesses. Warehouses, distribution space, retail units, restaurants, offices, showrooms. Anywhere the floor takes daily traffic and still has to look presentable.

Commercial work brings its own constraints: trading hours, phased sections, and coating histories that go back through more than one tenancy. Those decide the timeline far more than the square footage does.

Garage floors

Garages come up often enough to need their own page. Most calls start the same way, with a coated floor that’s begun lifting at the door edge where the sun hits hardest.

A garage is also the one room where the floor gets treated as an afterthought until it fails, so that page covers what actually happens to a coated slab in this climate.

Maintenance and cleaning

This one covers floors that are already polished. Day-to-day cleaning, what to use, what to avoid, and when a maintenance visit is worth booking rather than living with a softened sheen.

Worth reading before you spend anything. Plenty of the floors we look at need a change of routine rather than a visit, and the page says so.

Where we work

We work across Austin and Central Texas, and there’s a page for every city we cover.

North of the city that’s Round Rock, plus the Georgetown square area.

Northwest covers Cedar Park, along with the newer stock around Leander.

East we reach Pflugerville, then out as far as Hutto.

West it’s Lakeway on the lake, plus the Galleria end of Bee Cave.

And the limestone hills at West Lake Hills, where the ground barely moves at all.

Those pages cover what we find on slabs in each area, which varies more than people expect. Clay soil east of the city moves seasonally and cracks. Limestone to the west barely moves at all. Housing built in the nineties behaves differently from housing built last year.

If your city’s on that list, its page will tell you more about your slab than this one can.

Not sure which applies?

Some jobs cross more than one page. A house with a garage is one visit and one quote, not two.

A retail unit with a small office attached is a commercial job. A rental you’re turning over sits somewhere between the two, depending on the floor.

A house with a garage is one visit and one quote, not two. The garage usually needs more preparation, because a coated floor has to come back to bare concrete first, but that’s a line in the estimate rather than a separate job.

If your building isn’t on this list at all, tell us what it is. A workshop, a studio, a church hall or a converted barn all polish much the same way a house does, and we’ll say plainly whether yours suits it.

If it’s unclear, tell us what the building does and roughly what state the floor is in. We’ll say which of these applies and what it’s likely to involve, and that costs nothing. Estimates are free and always include someone coming out, because nobody prices concrete accurately from a photograph.

If you’d rather see the finish before anything else, the work gallery is the place to start.
