Decorative concrete covers a spread of finishes. Staining, stamping, coatings, overlays, polishing. Most decorative concrete companies in Austin offer five or six of them. We offer one, and we’ve offered it since 2012. Every estimate starts with someone walking the slab, and it’s free.
That narrowness is deliberate. Polishing an existing slab well depends on reading what’s already there before any machine touches it: how the slab was finished, how much aggregate sits near the surface, whether moisture is moving through it, what previous flooring left behind. A company that does six things spends a fraction of its time on any one of them. We spend all of ours here.
What mechanical polishing actually is
Polished concrete isn’t a product applied to your floor. It’s the floor itself, refined.
We grind the slab through progressively finer diamond grit stages and harden it with a chemical densifier, which reacts inside the concrete and closes the surface from within. Nothing is added on top. The sheen you end up with comes from the density of the concrete, not from a film sitting over it.
That distinction has practical consequences. There’s no bond line, so nothing can delaminate. There’s no added height, so door clearances and thresholds stay where they are. And there’s no recoating cycle, because there’s no coating to renew.
It’s also why we’ll tell you when your slab isn’t a good candidate. Some aren’t. A slab with active moisture movement, extensive spalling, or a surface that was power-troweled too tight can be worked with, but the honest answer sometimes changes what’s realistic. We’d rather say that at the estimate than after the grinders are running.

How the work runs
Assessment first. We check flatness, moisture, existing coatings, and any cracking or spalling, then agree a finish level with you.
Preparation next. Old adhesive, mastic or failed coatings come off mechanically. Cracks and spalled areas get filled with color-matched material so they read as part of the floor.
Then grinding, densifying and polishing through the grit stages, and finally a penetrating sealer.
Most residential jobs run a few days. Larger commercial slabs take longer, and we’ll give you a realistic window rather than an optimistic one.
After the floor is down
A polished slab needs less attention than most flooring, but it isn’t maintenance-free.
Day to day it’s a dust mop. Grit is the only real enemy of a polished surface, and sweeping regularly deals with it. For wet cleaning, a pH-neutral cleaner and a damp mop is enough. Anything strongly acidic or alkaline will etch the surface over time.
There’s no waxing, no stripping and no resealing schedule, because the densifier sits inside the concrete rather than on top of it. Over several years of heavy traffic the sheen can soften in walkways and doorways. Burnishing brings it back in a single visit without regrinding the slab.

How do I know whether to polish or coat my floor?
Coatings sit on top of the slab and bond to it. That bond is where they eventually fail, which is why a coated garage floor often lifts at the edges after a few years. Polishing has no bond line because nothing is added. If you want a floor that won’t need renewing, polishing is usually the better answer.
Can any concrete slab be polished?
Most can, but not all. Slabs with active moisture movement, heavy spalling, or a surface troweled too tightly need assessment first. Age matters less than condition, and how long a polished floor lasts depends far more on the slab than on the finish. We check for these before quoting, and we’ll say plainly if the result won’t be what you’re hoping for.
How long does the work take?
Most residential projects run a few days from start to finish. Commercial and industrial slabs depend on square footage and how much preparation the surface needs. People often ask whether the finished floor feels cold underfoot, and in this climate the answer usually works in your favour. We schedule commercial work around operating hours wherever it’s possible.
